TL;DR
- Nuveen completed its acquisition of Schroders on 1 October 2026, creating a manager with $2.6tn in assets (Nuveen).
- In real estate the two firms add up to about $175bn (Bisnow), and their European books are close in size: Nuveen has about $26bn of real estate in Europe, and Schroders holds almost 90% of its book there (Il Sole 24 Ore).
- Schroders will run separately for 12 to 18 months, so the decisions on teams, funds and listed vehicles are likely to fall after the standstill, not at completion on 1 October 2026.
What closed on 1 October?
Nuveen announced completion on 1 October, with $2.6tn in assets under management as of 30 June 2026 across more than 40 markets (Nuveen). The release says:
- the $400bn private markets platform is to be organised by asset class;
- London becomes the non-US headquarters and largest office;
- Schroders runs separately within Nuveen for 12 to 18 months under Richard Oldfield, who reports to William Huffman;
- investment teams are to be kept for at least that period;
- Cazenove Capital is named as strategic.
How did it get here?
- Announcement, 12 February 2026
The offer valued Schroders at £9.9bn, or 612p a share (590p in cash plus up to 22p in dividend). The 590p cash element was a premium of about 29% to the prior close (Financial Times; WealthManagement.com). The Schroder family and company directors, holding about 42% of the shares between them, agreed to back the deal (WealthManagement.com).
- Shareholder vote, 16 April 2026
99.92% of the scheme shares voted at the court meeting were in favour (Schroders; Financial Times).
- Clearances, around 22 September 2026
Competition and regulatory clearances arrived (Investment Week).
- Court sanction, 29 September 2026
The court sanctioned the scheme (Schroders).
What does the real estate platform look like?
Nuveen's real estate arm manages about $142bn and Schroders Capital's about $33bn, which Bisnow adds up to roughly $175bn (Bisnow). IPE Real Assets ranks the combination fifth globally at €148bn, ahead of BNP Paribas AM Alts at €136bn (IPE Real Assets; IPE Real Assets, March/April 2026). Counts differ by source: the FT puts Nuveen's real estate at $139bn (Financial Times).
The European picture is the part the headline totals hide. The table shows the regional figures reported by Il Sole 24 Ore.
| Manager | Real estate in Europe | Rest of the book | |---|---|---| | Nuveen real estate | about $26bn | more than $100bn in the Americas, about $7bn in Asia-Pacific | | Schroders real estate | almost 90% of the book | about $33bn in total (Bisnow) |
Source: Il Sole 24 Ore, 13 February 2026; Schroders total from Bisnow. Almost 90% of about $33bn is roughly $29bn, so the two European books come to roughly $55bn in one group, our estimate rather than a reported figure.
Huffman has said there is "very little overlap" between the businesses (Financial Times). In Europe, with two books this close in size, the test is which strategies and teams sit on the same asset types in the same cities.
What about the people?
- Jobs
When the deal was announced, the companies said there was no intention to make "material reductions in the employee base" of Schroders for two years after completion (Private Banker International; Financial Times).
- Schroder Real Estate Investment Trust
Peter Lowe is to replace Nick Montgomery as lead manager once the joint acquisition of Picton Property with LondonMetric completes (Quoted Data). We found nothing linking that change to the takeover.
- Schroders Capital
Georg Wunderlin, chief executive of Schroders Capital, is to leave at the end of October 2026 (Private Equity Wire; Briefs). Oldfield is expected to take direct responsibility for the business.
Why does Munich matter at EXPO REAL?
EXPO REAL runs in Munich from 5 to 7 October 2026. Schroders' German real estate fund management company, Schroder Real Estate KVG, is based in Frankfurt, with Nils Heetmeyer among its managing directors (Schroders; Immobilien Manager). We have no public word on how it fits into Nuveen's structure. These are the questions the market will ask in the halls:
- who now answers for German mandates;
- whether the fund management company keeps its identity;
- which Nuveen executives will be in town.
Our earlier conversation with Schroders' Tom Walker, who co-heads global listed real assets, is here. It covers the listed side and was recorded before the deal closed.
What to watch
- Mandates
Whether European clients of either firm review or renew in the standstill period.
- Teams
How Schroders Capital and Nuveen real estate teams are combined, once the 12 to 18 months run down.
- Listed vehicles
The future of Schroder Real Estate Investment Trust after the lead manager changes.
- European deployment
Whether the group buys, sells or lends differently in Germany, the UK and the Netherlands. Vastgoedjournaal reported on 2 October that Nuveen sees more room for the Netherlands after the deal (Vastgoedjournaal).
- Central & Eastern Europe
An open question. We found no published figures on either firm's exposure in Poland or the region.
The deal sits inside a wider wave: by late August, US buyers had spent more than $14bn on European asset and wealth managers in 2026, the highest since Dealogic records began in 1995 (Financial Times, citing Dealogic; Banking Exchange).
