TL;DR
- The UK template is set: Unite completed its takeover of Empiric on 28 January 2026, adding 7,700 beds to a group of about 71,000 (Unite Group).
- Germany is where the next scale deal may land: JLL counts about EUR 2bn of portfolio deals in advanced negotiations, against about EUR 200m traded in the first half of 2026 (JLL).
- Brookfield's International Campus sale is reported at EUR 1.5bn to EUR 1.8bn, and Refire described it on 1 June as nearing a conclusion (Refire).
What did the UK consolidation look like?
It looked like a merger of listed platforms. Unite completed its acquisition of Empiric on 28 January 2026, adding 7,700 beds across 68 buildings in 22 cities, and put the combined group at 71,000 beds in 29 cities (Unite Group; AJ Bell for the completion date). Another outlet quotes 72,000 (GSL Global), so we use Unite's own figure.
The newest UK print is a different shape. On 18 September, a joint venture of Partners Group, the Downing family office, Aboria Capital and a UK single family office was reported to have bought five assets and 1,570 beds from HSBC Asset Management for around GBP 165m (IREI; IPE Real Assets). That is a portfolio purchase, not a platform merger.
Where are platforms being built instead?
Cain International is assembling a pan-European platform bed by bed. Two examples from this year:
- Cain International in Italy
Cain entered Italian student housing with a Rome scheme, a joint venture with GSA that Yugo will operate on completion (GSL Global; Cain International).
- Cain International in London
The same manager is targeting 2,000 beds in London, starting with 353 beds at Greenwich Peninsula, within an ambition of 10,000 beds over five years (IREI).
The pattern, at least at Cain, is a pan-European platform that adds a country at a time.
Why is Germany the test?
German volumes have been small. Refire puts them at about EUR 70m in each of 2023 and 2024 and EUR 265m in 2025 (Refire). JLL reports about EUR 200m in the first half of 2026, flat on the year (JLL).
The pipeline is far larger than the turnover. JLL says about EUR 400m of single-asset deals and about EUR 2bn of portfolio deals are in advanced negotiations, and it names no buyers (JLL). Pipeline is not closed business, so the gap between talk and signatures is the thing to watch.
What do we know about International Campus?
Less than the headlines suggest, and it comes from trade press. Bloomberg reported in September 2025 that Brookfield was weighing a sale of 20 properties with about 7,100 beds, with bids around EUR 1.9bn and Morgan Stanley advising, according to people familiar with the process (Bloomberg).
Refire reported on 1 June 2026 that the portfolio could fetch EUR 1.5bn to EUR 1.8bn from three bidders, among them Ardian with Rockfield and The Living Company, with a conclusion expected in 2026. Refire describes the portfolio as 7,630 apartments, including 4,480 German student beds, which differs from Bloomberg's count (Refire). We have not been able to confirm the bidders, the prices or the status of the process independently. We are not pointing to a winner.
A completed sale would matter for two reasons:
- it would put a price on a German-based student housing portfolio at scale;
- it would show whether buyers will pay for a platform, as Unite did for Empiric, or only for individual assets.
Where do Nuveen and Schroders fit?
As context, not as a student housing story. Nuveen completed its acquisition of Schroders on 1 October, creating a manager with USD 2.6trn in assets (Investment Week).
We found no source tying Schroders to purpose-built student accommodation, so we draw no conclusion about student housing from the deal. We treat the deal only as context on manager-level scale.
What should we watch next?
- A signing
Any announcement on International Campus changes the lead of this story, and we will update.
- The German pipeline
Whether JLL's EUR 2bn of portfolio talks turns into named transactions.
- Cain's pace
How quickly the 10,000-bed ambition is met, in London and on the continent.
